Administration of the Property:

• Hire and train on-site management, if necessary
• Supervise renting of the apartments
• Screen all residents
• Maintain complete files and records of the property including resident files, service contracts, payroll records and resident complaints
• Conduct rent surveys to keep rent at market rates

Maintenance:

• Inspect the property on a regular basis
• Supervise the on-site management
• Minimize vacancy days by prompt preparation of vacant apartments (additional charge)
• Arrange for needed maintenance and repairs on the property using the skilled maintenance technicians of our Maintenance Division or through reliable subcontractors
• Check on-site records on a regular basis

Finance Management:

• Approve and pay all bills
• Provide monthly financial reports including: All rents received, all deposits received, all expenses detailed
• Provide a year-end summary of all income and expenses
